You May Be Sabotaging Your Home Sale.

Homebuyers have their own thoughts when it comes to home shopping. Some of the smallest things can turn a homebuyer off. Buyers usually have a written or non written dream home check list. It is important to capture a homebuyers interest in YOUR home. You can take a few steps to make your property more attractive to potential buyers.
Even if you are not selling your home today, it is important to think about this. You never know when you will become a home seller. I have sold many homes in my 40 plus years and often the seller had no idea they may be selling, life changes on us.
*While carpet reigned supreme for many decades, today's homebuyer generally prefers laminate, hardwood, of LVP, especially in high traffic areas. Do you still have rust shag carpet in the basement?
*You may like bright orange, or deep purple, but home buyers prefer neutral colors on the walls. This doesn't mean you have to paint each room, but can you scale down some of those bright colors?
*Mess and Clutter....we all like to collect things or we don't like getting rid of things. Before selling your home, de-clutter and de-personalize each room. Buyers will be able to see themselves in your home. Maybe that long hallway with family pictures (lets say 20 framed photos) should be scaled down to two or three.
*Unpleasant smells will greet your visitors. It is hard to imagine your pet, or your smoking could offend anyone, I get that. However, pet odors and even cooking odors can certainly turn off a buyer. Be careful in trying to cover it up with ten room deodorizers going.
*First Impression...Curb Appeal... Yep that first impression is very important. Within 7.8 seconds from the minute a home buyer views your home from the curb, they have already made some decisions on your home. A well manicured lawn and exterior of a home goes a very long ways. Dress up the front entry. Keep it clean and clutter free, add a potted plant, maybe a rocker with a throw pillow on it. Be seasonal in your decor and say "Welcome" with a great first impression.
Placing your home for sale is a big decision. Getting your home ready for selling is so important, it is what can make you more money...respect that home investment and get the best return you can.
